Water, electricity and sewage
Internal wiring and plumbing do not cover utility connections across the plot. Allow separately for supply lines or, where needed, a borehole and wastewater treatment system.
Design and approvals
Agree who will adapt the design to your plot and prepare the paperwork. Check the cost of surveys and municipal fees too.

Questions about modular home prices
How much does a modular home cost?
Our estimated comparison prices range from about €1,250 to €1,810 + VAT per m² of building footprint. For a 50 m² home, that is roughly €62,500-90,500 + VAT for the package compared here.
What is included in the comparison price?
Our target package includes full finishes, foundations, an air-to-air heat pump and heat recovery ventilation. If any of these items is not included, we add its cost. Furniture, a fitted kitchen and external utility connections are outside this package.
Why does a catalogue price differ from the comparison?
The catalogue shows an offer for a particular model. In the comparison, we adjust the price to a common specification and divide it by the building footprint. The amounts can therefore differ. Our comparison is an estimate for budget planning.
Does the calculation include delivery and installation?
We do not standardise delivery and installation costs separately. If they are already in the model’s price, they remain in the calculation; otherwise, add them using the manufacturer’s quote. Before ordering, send the manufacturer your plot’s address and ask for the full cost.
How we calculate prices: methodology and assumptions
We use prices, model descriptions and specifications published on manufacturers’ websites. We look for homes of roughly 30-60 m², calculate the price per m² of building footprint and adjust for differences in specification.
Calculation: (Model price including VAT + the cost of missing items including VAT) ÷ 1.21 ÷ building footprint. We round the result to the nearest €10 and display it as a price + VAT. Where several models from one manufacturer are compared, we average their per-m² prices.
We do not add a cost for something already included. For optional equipment, we use the manufacturer’s published price. Only when no price is stated do we use the amounts below.

Bathroom completion is calculated per m² of bathroom area, and finishing work per m² of building footprint. Where the bathroom area is not specified, we assume 6 m².
